Thank you for choosing Happy Houses to clean your home’s exterior. Please read below for important notes to prepare your house for cleaning and what to expect after cleaning.

 

Soft Washing

We will Soft Wash the exterior walls, soffits, and fascia of your home to remove mold, mildew, algae, and other organic stains. This includes all brick and siding surfaces. When cleaning the exterior of your home, we will not use high pressure. All safely accessible dirt daubers will be removed by hand, and the residual stain hand scrubbed. Our Soft Wash cleaning method will be used to prevent any risk of damage to your home that high pressure machines may cause. This also provides for a better quality and longer lasting cleaning. We will not use solution on your stained wood surfaces to prevent color fade. We water all flower beds prior to washing to ensure plants are fully “fed” prior to solution run-off and we will rinse all shrubbery following cleaning; however, extremely delicate flowers and plants should be moved away from the house prior to washing. When you indicate, we will skip any areas that are in close proximity to delicate plants that cannot be moved.

 

Removal of Oxidation from Gutters

The removal of tiger striping on the exterior of gutters or fascia is not included in this part of the House Washing. These stripes are caused by the asphalt from the shingles electrostatically bonding to the gutter or fascia finish, as the gutters or fascia finish oxidizes. We can remove the stripes and make your gutters look new again by hand scrubbing them. Let us know if you’d like this service added on to your quote.

 

Driveway, Patio, and Sidewalk Cleaning

All patio furniture and any exterior decorations should be removed prior to your appointment. Exterior electronics should be removed, but if you choose to leave them up, we will cover them to the best of our ability. Concrete surfaces will be cleaned using our surface cleaners. This will provide for a more uniform and consistent clean. Once we are done, we will apply a light solution and allow it to dry. This will cause the concrete to really brighten up, as well as kill any of the mold spores that are in the pores of the concrete. This helps to provide for a longer lasting cleaning.

 

 

Please note:

  • Happy Houses is not responsible for damage caused by water intrusion. While we make every effort to prevent this from happening, bad seals around windows and doors and cracks in concrete foundations sometimes make this unavoidable. If large electronics remain outside, we will cover them and make every effort to avoid direct water spray.
  • Sheetrock ceilings on porches and patios should be painted with exterior paint, which holds up well under regular soft washing and gentle cleanings. However, if your builder used interior paint on external ceiling areas, paint may bubble, fade, or peel when hit directly with water. We will attempt to gently clean these types of ceilings but are not responsible for repair because interior paint was used on exterior surfaces.
  • We apply water-resistant tape on exterior outlets prior to washing; however, some water may still intrude socket. If the GFI breaker flips, check the reset and allow sockets to dry out before using outlets. Damage caused to or by non GFCI electrical outlets is not our responsibility.
  • Depending on the quality of your water, there may be some slight spotting on windows. We do however use a rinse aid to minimize this. Happy Houses is not responsible for the rare “fogging” effect that happens to multi pane windows with bad seals.
  • Please notify us if there are any surfaces on or near the buildings that cannot have any form of detergent on them. If we are not notified of this, we are not responsible for any ill effects to any substrates regarding this matter
  • We will take all precautions to limit the amount of cleaning solution that plant life is exposed to by pre-watering, rinsing, and covering plants as needed. However, plant health cannot be guaranteed, as each home’s drainage is designed differently, and not all preventative measures may protect plant exposure to cleaning solutions.
